The useful starting point

In a tenement, the title deeds, factor, co-owners, listed status and local planning requirements may all matter. Confirm who must agree before ordering or arranging work.

Check responsibility and approvals

Read the title deeds and ask the property factor or owners’ association how the shared building handles external windows. Rules vary; do not assume each flat owner may choose a different elevation.

If the building is listed or in a conservation area, consult the planning authority about requirements for the proposed change. Keep written decisions and approvals.

Plan measurements and access

Upper floors may need particular survey and fitting access. Tell the supplier about stairwells, shared entry systems, parking, street access and any restrictions on ladders or equipment.

Ask who arranges access and whether any equipment or street permissions are part of the quote. Never assume scaffolding, lifting or communal repairs are included.

Agree a consistent specification

Record frame material, colour, sash proportions, glazing-bar pattern, opening style, vents and external finish. Compare samples and drawings against the building elevation.

Discuss any effect on common fabric, internal finishes and neighbouring flats. Confirm which party arranges repair of shared elements before the work starts.
